*The Significance of a Deed of Assignment*
It is usually the case that the initial document one receives when one buys any article including a piece of land is a Purchase Receipt. For transactions involving land, however, of much importance is a Deed of Assignment. While a Receipt is evidence of some sought of payment, it does not confer title to a land to the holder. A Deed of Assignment, well-prepared and duly registered in the Land Registry, is the first indicia of title.
A Deed of Assignment is a document which shows that the assignor (seller) has transferred his whole interest and title in the property to the assignee (the buyer). It is of utmost importance as it contains details of:
- the parties to the transaction i.e. the vendor and the buyer;
-the addresses (or place of business) of the parties;
- the date of the transaction;
-covenants binding the successors of the original parties;
-the history of the land;
-the cost of the land and acceptance of price by the vendor;
-the size and other descriptions of the land;
-the promises made by each party as conditions for the transfer of title;
-the signature of the parties as well as signatures of witnesses;
- the section for Governor's consent.
All these are evidently always absent in a Receipt. Considering the peculiarity of land transactions, one should always insist on a Deed of Assignment, prepared in good time to validate the transaction.

LAND MATTERS 10.0

BE INDEPENDENT
Bode honked for the sixth time in front of the gate of his house. The security guard must have gone to gist with Iyabo, the domestic help, as usual, he thought. He had caught them a couple of times lurking behind hidden places and whispering in low tones, but he had pretended not to have noticed.
"Welcome Sir!" shouted Musa, who glanced through the peephole before flinging the gate open. Bode ignored the greeting; his patience having been tested.
"Is madam back and what about the kids?" he enquired.
"They are all upstairs," replied Musa.
Bode stepped into the fully detached duplex standing elegantly in the green boulevard. He paced towards the front porch, recollecting what he went through in the hands of his former Landlord. The man was a shylock and an intruder. He gets on every tenant's nerves and seems not to understand the meaning of privacy. The pugnacious tenants who were always fighting over seemingly unimportant issues, only help to worsen the already bad situation. How quickly one's fortunes can change for good! Everywhere seems quiet and peaceful. He felt a sense of relief and freedom.
The aroma of fried plaintain tortured his nostrils. Victoria, my wife, must be performing wonders in the kitchen, he thought. He remembered he skipped lunch, no thanks to the series of management meetings at the office. His stomach rumbled. He increased his pace to the front door.
He turned the knob of the door but it didn't open. It seems the door has been fastened from inside. He tried a second time with no luck. He continued to struggle with it.
