Yet again, the earth has completed its orbit round the sun. Another revolution has been achieved. A new dawn has begun. Welcome to a new year.
The country underwent a chain of economic debilitation last year with far reaching effects: recession, inflation, currency fluctuations, volatile financial markets, low liquidity, salary cuts and retrenchments, poor standards of living, to mention but a few. Right, it was a tough 2017.
But interestingly, one variable remained constant: the boom and continuous appreciation of the value of Real Estate. It has always been the case that economic unpredictability and instability serve as a booster for the Property sector. And, 2017 was particularly explosive. Properties doubled and tripled in value within that period. For instance, Lekki Royal Gardens which was selling for N2.5 million as at December 2016, jumped to N6 million by September 2017. Flourish Royal Garden whose phase 1 was sold for N700,000 before it was sold out, had it phase 2 at a selling price of N2.5 million within 3 months. The same with Westwood Park Estate which rose from N5 million to N14 million.
Again, in the coming days, expect an upward review of your house and offices rents. It is just how it is! The world of Real Estate is ever booming; Landlords are constantly smiling to the Banks; the surest investment on earth is Earth! The question then is: What can you do about this? Not sure? Properly put, what investment plans are you cooking this year to key into the booming sector?

LAND MATTERS 12.0
*BEYOND THE MERRIMENT*
Compliments of the Season! It's the last month of 2017. It's a pleasure to see you in good health. Let me share a story of a certain Mr. Akin with you.
*TRUE STORY:*
Mr Akin who was living in Lagos planned to travel to the United States of America. He decided to invest in property in Lekki before leaving. This was in 2001. He contacted a Realtor who showed him some choice locations at N6m/plot.
"This is quite expensive. It will take 30 years for this to develop" - Mr Akin lamented.
He traveled without buying the property. In 2016, after 15 years in the States, he returned to find out to his bewilderment that Lekki has developed beyond his expectations.
He contacted a Realtor to get him a quote of available properties. "I have some briefs Mr Akin and the cheapest among them is N120m/plot" - the Realtor responded.
Mr Akin was shocked. How can this be? He did not take the Realtor for his words. He searched around and found out that this was true.
*LESSON 1:* "Don't wait to buy land, buy land and wait."
After frantic search, he was able to get an offer at Ibeju-Lekki for N1.5.m/plot. He made up his mind to buy 50 plots this time around. He has learnt his lessons. He promised to pay the following day. The day came, he hesitated. After a week, he called to initiate the transfer and he was shocked to hear that the Estate was sold out.
*LESSON 2:* "The Land you inspected today and planned to pay tomorrow is the same land someone inspected yesterday and planned to pay today."
He ended up buying from another Estate for N2m/plot against the N1.5m, he budgeted for.
*POST SCRIPT:*
The temptation during this season is to make budget for only consumption: food, drinks, clothes, parties, etc. Even more than ever, now is the best time to make wise investments. Beyond the merriment, invest!

LAND MATTERS 11.0.
*The Significance of a Deed of Assignment*
It is usually the case that the initial document one receives when one buys any article including a piece of land is a Purchase Receipt. For transactions involving land, however, of much importance is a Deed of Assignment. While a Receipt is evidence of some sought of payment, it does not confer title to a land to the holder. A Deed of Assignment, well-prepared and duly registered in the Land Registry, is the first indicia of title.
A Deed of Assignment is a document which shows that the assignor (seller) has transferred his whole interest and title in the property to the assignee (the buyer). It is of utmost importance as it contains details of:
- the parties to the transaction i.e. the vendor and the buyer;
-the addresses (or place of business) of the parties;
- the date of the transaction;
-covenants binding the successors of the original parties;
-the history of the land;
-the cost of the land and acceptance of price by the vendor;
-the size and other descriptions of the land;
-the promises made by each party as conditions for the transfer of title;
-the signature of the parties as well as signatures of witnesses;
- the section for Governor's consent.
All these are evidently always absent in a Receipt. Considering the peculiarity of land transactions, one should always insist on a Deed of Assignment, prepared in good time to validate the transaction.
