4. The Refinery will constitute an environmental hazard and a major pollutant.

Response: It is true that the Refinery is the largest single train refinery in the world, with an estimated capacity of 650, 000 barrels per day. This will serve the whole of Nigeria with surplus for export to other African countries.

5. As these projects pull population to the area, there will be the problem of traffic.

Response: Considering the capacity of the Refinery, the Dangote group is dredging a private port with its own jetties to transport the products by sea. This is almost completed already. It should be noted that this is different from the Lekki Deep Sea Port, a government initiative. The nightmare of vehicular traffic caused by fuel tankers will not blight that axis.

 Furthermore, there is the plan to widen the expressway from Eleko junction down to Okun Folu, the contract of which has been awarded and work begun.

6. I have invested my money in some properties in the past which I lost.

Ibeju Lekki: A Unique Attraction For the Eagle-eyed Investor.

In telling the story of Lagos, there was an era when life was exclusive to places such as Ikeja, Agege (Pen Cinema), Somolu and Oshodi. One would not think of living in "distant" areas like the Lekki-Ajah axis, for instance, reported to be inhabited by fishermen and canoe repairers.

Gradually, life began to move. But only few people saw this movement and took full advantage of it. Those are the few ones that acquired properties in the Lekki axis for peanuts. In fact, as recent as 2002, one could get a plot of land in Lekki Phase 1 for less than a million naira. Unfortunately, the vast majority of people took lightly of the opportunity, found refuge in their doubts and excuses and the opportunity slipped off their fingers.

Response:  The parameters to determine the viability of property appreciation include location and surrounding landmarks, and not by the distance covered to the site at as the time of speaking. Victoria Island would have been considered 'far' those years for anyone visiting from Agege.  Or will it not  be considered far to own properties in Dubai, London or in New York as a Nigerian?

2. I want to see all those projects completed first.

Response: At the risk of being a doomsday analyst, there is the likelihood that most people - perhaps you inclusive- will not be able to afford properties at Ibeju Lekki in the nearest future, especially when those projects are completed. Now, it is still affordable and within the reach of the common man. Such opportunity do not exist forever. If anything, now is the time to seize it.

3. I have properties in other locations, why do I need one at Ibeju Lekki?

_Response:_ It is better to have more than you need than to desperately need what you do not have. No item of real estate ends up being a waste or an excess. One plot of land at Ibeju Lekki can be worth thousands at other places tomorrow.

NO MAN'S LAND?

The social space is, recently, awash with claims, counterclaims and controversies about the status of land in some parts of the country, with delicate political undercurrents.
The value of land is such that it is the greatest measure of a people's power, even as the longest and most vicious wars in history have been fought for the protection or conquest of land.

The purpose of this article in the series is not to establish any contending claims. That will serve no progressive purpose; and will only amount to fanning the embers of conflict. In any case, that is clearly outside our concern.

From a cosmopolitan and commercial point of view, any land duly acquired becomes no (other) man's except the buyer. The position of the law, in simple terms, is that whoever has title to land can dispossess the whole world of it. This is, of course, without prejudice to the overriding title of the Governor imbued with the radical title of all the lands in the State.

Before the substance of the message gets lost in legal labyrinth, the bottom-line is: Your land (wherever it may be!) is your own planet. Your modesty or otherwise in showing deference to the norms and customs of the aborigines is another issue entirely.

2019 smells right, doesn't it? Someone joked that this January seems the fastest in the history of all Januaries. Reality Check: 2019 is already counting down and what we do in the remaining months counts for a lot.

There is no debate about the fact that having a REAL property is one of the prudent decisions one can make. It will be fair to add that this is common knowledge and many strove but for various reasons were unable to increase their property assets last year. To start this year on a rather unconventional note, let me suggest to you one radical way to make this happen.
