COVID-19 AND REAL ESTATE GIVEAWAY

"...when the stock market is doing poorly, investors who are looking for other opportunities find that real estate is a safe haven"- *Mihal Gartenberg.

Let us be honest: Since market forces are driven by the elastic pull of demand and supply, the real estate market, like other industries, is also at its lowest ebb. This is no thanks, to the Covid-19 pandemic, which is uprooting the integrity of all economy, the world over.

Nevertheless, considering the nature of real estate as indestructible assets, the value of properties has remained static, even where the demand for them has significantly declined. This is very unlike “paper assets” including financial bills such as bonds, stocks, etc., that has suffered drastic devaluation. In fact, most of these have become worthless papers, in view of recent realities.

However, there is a catch, somewhat: The finest time to fetch water from a stream would be when no one considers going there. Not only would the stream have settled for the purest draw, the process would be less chaotic, as well. Whilst there seems to be great disincentive for anyone to consider the stream of real estate market now, this period, nonetheless, offers the best draw- the sweetest deals.

Except for essential products and services such as food, drugs, household necessaries and provisions, etc. whose prices have continued to skyrocket due to the increasing demand for them and the shortage of supply, it is very unlikely that the price of other products will increase. The global economic recession coupled with the sharp social instability and rapidly rising double-digit inflation will only deepen the depreciation of the value of the naira. Now is certainly not the best time to keep slush funds in the Bank.

We all know that the pandemic will not last forever. Once the air is clear and social activities resumes one can be sure that many naira will be chasing the available properties, fostering an upward surge in prices of the product.

You can beat the system by avoiding the hyperinflation bent on debasing the value of your funds by investing in the real estate market whose products are mostly at “giveaway” prices now.

I bet all these make sense to experienced Investors!

Here is one of such massive giveaways you should consider:

What the Tortoise Did Not Tell the Hare

_“Give me six hours to chop down a tree and I will spend the first four sharpening the axe”-_ Abraham Lincoln.

We have all heard of the moonlight folklore of the race between the Tortoise and the Hare. Of course, the Tortoise, a slothful animal by nature, was in no way, a match for the fast Hare. Knowing its weakness, the Tortoise started the competition three days and three nights before the Hare who, basking in the assurance of its abilities was slaying and snoring. When the Hare would later join the tracks, the Tortoise was already at the finish line. Wisdom is, indeed, profitable to direct!

As fanciful as this story may be, the insights it offers are timeless. What the Tortoise refused to tell the Hare is that: Time is of the essence. If you begin on time, you will beat even the strongest and the fastest.

How does this tale relate to us? This story teaches the lessons of seizing the moment, staying the course and the will to delay gratification.

Of recent, a popular social media crusader reacting to the ban on motorcycles and bikes in some parts of Lagos mocked those who do not have a car. To him, it was more valuable owning a car “as one could not drive properties around.” On the surface, one may feel his opinion makes sense until it is subjected to further scrutiny.

It is conceded that as circumstances may dictate, a car in itself may be an asset depending on extenuating circumstances. That is overriding the exception over the general rule!

If you build your status upon the convenience of today over the realities of the future, you may just wake up like the Hare to realize that others are at the touchline when you are about to start the race.

Will you make those tough decisions today for a better tomorrow?

When will you start the race: Now, Tomorrow or Never?

The best time to buy any property was 25 years ago; the next best time is NOW!

 The Real Hamper

Permit me to begin with a gloomy reminder: It is the third year anniversary of the collapse of the popular Ponzi scheme, MMM. Whoops!
For those jilted of their life savings in this and other numerous similar schemes, the festive periods will always bring back bad memories. It is only hoped that these have taught us valuable lessons.

It is the season of love, joy and celebration with loved ones. Exchange of gift items feature prominently during this period. Why not do it the REAL way?

Take your loved ones on date of site inspections. Wrap and send a hamper of contract of sale of property in their names. Hand-over a bouquet of rose flower along with a deed of assignment. Add romantic touches: Ask that they close their eyes and behold the new property you just acquired for the family, serenaded with bright-coloured ribbons and ice-chilled champagne.

The best gifts to give are ASSETS; you will create a memory, which would live forever in their hearts.

LAND MATTERS 35.0

Ibeju Lekki: A Unique Attraction for the Eagle-eyed Investor.

Frequently Encountered Objections (Conclusion)

You will agree that the balloon of objections manifesting as: "It is far," "I want to see all those projects completed first," and "I have properties in other locations," have been sufficiently punctured. Now, let's address three other salient ones, to bring an end to this series.

4. The Refinery will constitute an environmental hazard and a major pollutant.

Response: It is true that the Refinery is the largest single train refinery in the world, with an estimated capacity of 650, 000 barrels per day. This will serve the whole of Nigeria with surplus for export to other African countries.
For this reason, cut-edge hazard and pollution-proof facilities have been installed in line with global standards. The eyes of the whole world is monitoring the project, and there has been the "Euro V Specification"- mandatory environmental directives which the project adhere to. In any case, residential areas have been designated away from the facilities.

5. As these projects pull population to the area, there will be the problem of traffic.

Response: Considering the capacity of the Refinery, the Dangote group is dredging a private port with its own jetties to transport the products by sea. This is almost completed already. It should be noted that this is different from the Lekki Deep Sea Port, a government initiative. The nightmare of vehicular traffic caused by fuel tankers will not blight that axis.

Furthermore, there is the plan to widen the expressway from Eleko junction down to Okun Folu, the contract of which has been awarded and work begun.

6. I have invested my money in some properties in the past which I lost.

Response: We understand your fears quite well. We carve our niche in response to the sharp practices of landowners "omo onile." We have come to bridge that gap. With us, your investment is safe and secured. Your interest is paramount to us!

Ibeju Lekki: A Unique Attraction For the Eagle-eyed Investor.

In telling the story of Lagos, there was an era when life was exclusive to places such as Ikeja, Agege (Pen Cinema), Somolu and Oshodi. One would not think of living in "distant" areas like the Lekki-Ajah axis, for instance, reported to be inhabited by fishermen and canoe repairers.

Gradually, life began to move. But only few people saw this movement and took full advantage of it. Those are the few ones that acquired properties in the Lekki axis for peanuts. In fact, as recent as 2002, one could get a plot of land in Lekki Phase 1 for less than a million naira. Unfortunately, the vast majority of people took lightly of the opportunity, found refuge in their doubts and excuses and the opportunity slipped off their fingers.

There is a revolution ongoing at the Ibeju Lekki axis. In deed, the region is projected to become the biggest city in Lagos for good reasons.
It is home to multi-billion dollars projects such as:-

-Lekki-Epe International Airport
-Lekki Deep Sea Port
-Dangote Petroleum Refinery
-Lekki Free Trade Zone
- Ibeju Lekki Railway Station
-New Shoprite (Biggest in West Africa)
-4th Mainland Bridge
- Luxury Resorts such as La Campagne Tropicana Beach Resort, Omu Resort, Eleko Beach, Lagos Private Golf Beach Resort, etc.
- Major Conglomerates and Industries such as Kellogs,  Dufil, Eleganza Industrial City,  etc.
- Coscharis HQ
-New Computer Village
-Pan Atlantic University, etc.

Unfortunately, the doubt and excuses of the past are still here with me:

Frequently Encountered Objections:

1. It is far.

Response:  The parameters to determine the viability of property appreciation include location and surrounding landmarks, and not by the distance covered to the site at as the time of speaking. Victoria Island would have been considered 'far' those years for anyone visiting from Agege.  Or will it not  be considered far to own properties in Dubai, London or in New York as a Nigerian?

2. I want to see all those projects completed first.

Response: At the risk of being a doomsday analyst, there is the likelihood that most people - perhaps you inclusive- will not be able to afford properties at Ibeju Lekki in the nearest future, especially when those projects are completed. Now, it is still affordable and within the reach of the common man. Such opportunity do not exist forever. If anything, now is the time to seize it.

3. I have properties in other locations, why do I need one at Ibeju Lekki?

_Response:_ It is better to have more than you need than to desperately need what you do not have. No item of real estate ends up being a waste or an excess. One plot of land at Ibeju Lekki can be worth thousands at other places tomorrow.

See like an EAGLE. See tomorrow, TODAY. Do not let doubt cripple you.

*Want To Buy a Landed Property Soon? Read This!*❗❗

Welcome to October, the tenth month. As the year draws to an end, there will be a lot of promo offers and discounts for various products, including properties. It is, therefore, apposite to bullet considerations that should weigh on your mind before opting for any landed property:

_*Ten (10) Facts To Consider Before Investing in Landed Properties*_

1. _Good Title:_

The property should have at least an excision in process with KL file number, with guarantee of imminent approval. Exercise due diligence and refrain from buying properties under government, committed acquisition.

2. _Proximity to Key Projects:_

For investment purpose and for high appreciation rate, such property should be close to major developments like the proposed International Airport, Deep Sea Port, Lekki Free Trade Zone (LFTZ), Dangote Refinery, etc., using Ibeju-Lekki as an example.

3. _Dryness:_

The cost of land dredging and reclamation is exhorbitant. You want to save your expenses from the hassle of sand-filling and over-bloated construction cost.

4. _Security and Safety:_

Aside from the fact of proximity to major development, the appreciation rate of properties in voilence prone areas get stunted. Consider a property in an Estate- a gated community designed to keep residents safe with 24 hours security surveillance. This also ensures that encroachment is the least of your worries.

5. _Accessibility:_

How formed and accessible are the linking roads and pathways of the property?

6. _Modern Facilities:_

Cutting-edge infrastructure such as interlocked roads, solar powered lights, residents card access, drainage, etc. must be factored into the facilities to be provided in the Estate.

7. _Serene Environment:_

The property should be located in a quiet and peaceful environment. You want to be able to sleep soundly at night.

8. _Great Investment Opportunities:_

From projections, such property must be economically viable and portends great value in future.

9. _Flexible Payment Plan:_

Is there a plan tailored according to your income? There should be a fairly flexible instalment plan.

10. _Instant Allocation:_

Allocation of the plots of land should be done as soon as the total sum for the land and statutory fees are paid.

LAND MATTERS 27.0

NO MAN'S LAND?

The social space is, recently, awash with claims, counterclaims and controversies about the status of land in some parts of the country, with delicate political undercurrents.
The value of land is such that it is the greatest measure of a people's power, even as the longest and most vicious wars in history have been fought for the protection or conquest of land.

The purpose of this article in the series is not to establish any contending claims. That will serve no progressive purpose; and will only amount to fanning the embers of conflict. In any case, that is clearly outside our concern.

From a cosmopolitan and commercial point of view, any land duly acquired becomes no (other) man's except the buyer. The position of the law, in simple terms, is that whoever has title to land can dispossess the whole world of it. This is, of course, without prejudice to the overriding title of the Governor imbued with the radical title of all the lands in the State.

Before the substance of the message gets lost in legal labyrinth, the bottom-line is: Your land (wherever it may be!) is your own planet. Your modesty or otherwise in showing deference to the norms and customs of the aborigines is another issue entirely.

Create your own world. Buy that land TODAY!

LAND MATTERS 25.0

IMAGINE...

2019 smells right, doesn't it? Someone joked that this January seems the fastest in the history of all Januaries. Reality Check: 2019 is already counting down and what we do in the remaining months counts for a lot.

There is no debate about the fact that having a REAL property is one of the prudent decisions one can make. It will be fair to add that this is common knowledge and many strove but for various reasons were unable to increase their property assets last year. To start this year on a rather unconventional note, let me suggest to you one radical way to make this happen.

Imagination: Majority of things we achieve as humans have first been incubated in our subconscious. That's how powerful we are, even if we sometimes don't realize it. Haven't you thought about something and you see it happen? Have you desired an item so well, for example,  a car, shoe, bag, etc, and you see it everywhere you go? Use the power of "visuals" and "images" to your advantage.

Wake up everyday imagining strolling through your own property.

Imagine stretching your hands to receive the keys to that desired apartment.

Imagine the scent of fresh paint when you open that new building.

Imagine seeing the deed of assignment with your name boldly written on it.

Imagine...

May all our heart desires come true in 2019.

An unforgettable Santa

"My house is now worth the N850M." Linda Ikeji, the popular blogger recently exclaimed on her instagram handle. She expressed deep satisfaction that her Banana Island property bought for N500M three years ago has greatly appreciated, almost doubling in price. Hers is not an isolated story.

Mr. Chukwuma, a businessman, bought a plot of the EastAmber Estate for N8M in March 2018. Today, a plot of land in the Estate is N11M. He is considering having more plots. Who will not? A good sport at making easy profit!

Mrs. Derayo, a retiree bought 5 plots of
Christal Villa, Kentop, Ibadan for N800,000 in June. (She enjoyed the buy five get 1 free promo). Right now, that Estate is N3M per plot. She regretted not buying more, then. Never too late, I'd say. It could be N5M tomorrow.

Do you get the gist? Beyond doubt, Real Estate is the only permanent, risk-free and easy instrument for wealth creation.

What better gift to give your loved ones than a piece of land. Be an unforgettable Santa!

LAND MATTERS 22.0

Let the Rain Guide You.

It has been raining continuously in Lagos and all parts of the country. It is mid-October and the the rain is not showing signs of abating soon. Is this an effect of climate change? That is a subject matter of discourse for another day. There is a saying that all lands are presumed dry until it rains. How then do one know a real dry land even in this season. Here are some tips for you:

One, consider the soil texture. It is admitted that when it pours heavily, the ground will surely be wet, and one may as well find pool of water in low level parts of the soil. This is especially so if the land is undeveloped with no extensive drainage facilities. But, can you see the grain of sands? Is the soil marshy, submerged in discoloured streams with undergrowth weeds and croacking of toads? If the former is the case, and the land is smooth, grainy and clear, it is dry.

Two, check the surrounding terrain. Is the land unaccessible? Is the area critically waterlogged? These are redflags you should not ignore.

Let the rain guide you!

Choose from our 100% dry land and avoid the exorbitant cost of land reclamation (dredging and sandfilling):

LAND MATTERS 21.0
Certificate of Occupancy (C of O): Pros and Cons.
Few weeks ago, like a seer, I wrote extensively on good reasons to invest in properties at Ibadan. Do you remember? At the end, I suggested you invest in Christal Villa, Kentop, Ebelu GRA then going for N800,000 per plot. It's my pleasure to inform you that it is now priced at N3 million per plot. That's about 400 percent appreciation. The deciding factor for this drastic change of price is that it now has a C of O.
Certificate of Occupancy (C of O) is evidence that the Governor of a State has granted a statutory right of occupancy as contained in Section 5 of the Land Use Act on a specific area of land. It vests on any holder, the right over that land for a definite term, usually a period of 99 years.
From experience, it is common to hear people insist on lands with C of O for obvious reasons. It guarantees the client of no mishap in future as well as demonstrates that the land is suitable and ready for occupation. That's about the benefits of a C of O. It is submitted here that experienced real estate investors do not subscribe to land with C of O for sound reasons.
First, they are usually highly priced. For instance, an investor who bought into Christal Villa will make massive returns in a split second when the C of O gets issued. Being long in the game, investors know that since they do not intend to occupy the land immediately, it is not prudent to go for land with C of O, business-wise. Besides, whereas C of O is for a definite term (99 years), other land titles are held in perpetuity for as long as such land right exist.
Is C of O really necessary? Absolutely, should you want a ready-to-build land! Do you intend to invest? Optimize profits! Opt for lesser land titles and play the waiting game.
These are lands for occupiers and investors for your consideration:

SIX (6) REASONS YOU SHOULD ALSO INVEST AT IBADAN

Over the years, there have been debates about the standard of living in different cities of Nigeria.

Ibadan, the largest city in Nigeria is fast becoming
an upmarket center and a real estate investment hub.

Here highlighted are six reasons you should invest at Ibadan:

1. THE COST OF LIVING

Have you ever wondered why people who grew up in Ibadan cannot just live elsewhere even when other cities are better developed and prettier? The

LAGOS STATE GOVERNMENT COMMENCES THE SIX LANES DUALIZATION OF THE LEKKI – ELEKO ROAD – WORK BEGINS FROM OSOROKO AXIS

The dualization (six lanes) of the Lekki Epe Expressway has begun, and the Lagos state Government is doing all possible to see that construction of the road is met before the year ends. Vehicular movement in that axis has risen up to 60% since March this year and Commuters are quite relieved of the fear of congestion on the axis since the commencement of the dualization.
“It is now clear that we have to dualise the Lekki-Eleko Road beyond the Zone in order to withstand the influx of vehicle that will be making use of the road to access the Zone. With this, we will be able to sustain the investments in the area.”

Ambode expressed optimism that with the Lekki Deep Sea Port, Dangote Refinery and Lekki Airport coming on board, the Lagos East axis would witness massive economic turnaround within the next two years.

Besides, Ambode also commended residents for the peaceful atmosphere witnessed in the Zone in the last one year, which, according to him, was crucial to the development recorded in recent time.

He said about 800 hectares of land would be handed over to the Zone within the next six months for further development.
“The overall interest is for the residents of Lagos because aside that we will grow the GDP of the state, this place will help to reduce unemployment and capacity for the future,” he said.

LAND MATTERS 19.0

*LAND MATTERS 19.0.*

"There is no feeling like watching the world cup matches in the comfort of your own home."

*FOOTBALL AND REAL ESTATE: THE NECESSARY CONNECTION.*

The round leather sport, football, is a beautiful game. As the most popular sport in the world, it connects minds, breaks all barriers and dislocates all divisions and ill-feelings. It is the biggest unifier.
At the same time, apart from being a sport, football is a big-time money spinner. The income generated from the industry is more than the GDP of many nations put together. The industry is projected as the 17th largest global economy.

On its own part, Real Estate, as a global phenomenom and basic means of survival, is relevant to every human activity.

We are currently in the season of the most celebrated football competition- the World Cup. Nations battle for this trophy once every four years. This period parades the best in terms of facilities, infrastructure, technologies and human resources that the world of football has to offer.

In this brief exposΓ©, we dare to ask: What are the necessary connections between Football and Real Estate?

*One, the football field:-*

The football field is a mass of land. Also, stadium are constructed round the field to host fans and enthusiasts. Evidently, the sport rests upon the super-structure of Real Estate.

*Two, the Football Players:-*

Footballers are highly paid. They amass quite a fortune within a short period of time. The danger of this, is lack of prudence, planning and management. Unlike other careers, however, footballers retire relatively early. Many reach the peak of their career in their late 20s and by their mid-30s, their legs become tired and they retire. For this reason, smart footballers during their active years preserve their wealth in Real Estate. A study of world famous footballers shows that they have expansive Real Estate investments. This is true for Ronaldo, Messi, Iniesta, and the likes. These people surely have sound financial advisers.

Will you also tread the path that the wise tow? Preserve the value of your money by investing in Real Estate. Retire into a lifetime of bliss and happiness.
